Terms and Conditions

Bookings are subject to the following terms and conditions as agreed to at the time of booking. These are in place to help everyone have a wonderful stressfree holiday and to keep Tyn Shettin Lodge in pristine condition for everyone who holidays with us. We appreciate your cooperation.

  1. A contract between you and the owners (Mr & Mrs G Walker) will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
  2. This agreement has been made on the basis that the property is to be occupied by the holidaymakers for a holiday ( as mentioned in the housing act 1988 schedule 1 paragraph 9 or similar legislation in other jurisdictions) and the holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
  3. A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge and the £200 refundable damage deposit.
  4. The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the date due then your holiday will be treated as a cancellation and you will remain liable to pay the balance due.
  5. All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday for any reason including illness and weather conditions more than six weeks before it is due to start then your deposit will be forfeit. If you cancel less than six weeks prior to the holiday then the full balance remains due and is nonrefundable. The owner will endeavour to re-let the property and if successful the owner may at their discretion allow the guest to transfer to alternate dates or issue a partial refund minus administration fee of £20 plus any other expense occurred in reletting the property.
  6. A refundable damage deposit of £200 must be paid with the balance remaining, once you have checked out and we have checked the lodge and the inventory, we will return the full deposit minus any damage or breakages within 48hrs or sooner. You will be advised of any stoppages by email.
  7. We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
  8. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
  9. No refunds for adverse weather conditions, we will always keep the drive and road clear, it is up to you to have a suitable vehicle to get you to the lodge. Any refunds given will be at the owner’s discretion.
  10. The number of persons using the accommodation at any time must not exceed six and only those people listed on the booking form can occupy the lodge. We reserve the right to cancel the booking without notice and without refund in case of a breach of this condition.
  11. Tyn Shettin Lodge may leave various food items in the welcome pack for yourselves and your pet, please make sure you have checked the ingredients list and that you or your pet are not allergic to anything, we cannot be held liable, if you are unsure then please don’t eat or drink the item and give it back to us for disposal. Wine may be left and this is for adults only.
  12. You may of course have visitors, you must arrange this prior to their arrival with the owners and give at least 24hrs notice, guests are not permitted to sleep at the property, and we ask that they leave by 23.00hrs.
  13.  Our disability friendly wet room has a lower sink, a raised toilet and various handrails, the temperature of this shower is set so guests cannot scald themselves. The temperature can be raised if it causes you any issues. Please ask management.
  14. We do not accept stag, hen or single sex parties unless prior permission has been given.
  15. Bookings cannot be accepted from persons under the age of eighteen years of age.
  16. We (the owner) reserve the right to refuse a booking without giving any reason.
  17. We or our representative reserve the right to enter the lodge at any time to undertake essential maintenance or for inspection purposes.
  18. Tenancies normally commence at 3pm on arrival day unless otherwise agreed and guests are required to vacate the lodge by 10am on departure day, this allows the accommodation to be thoroughly cleaned and prepared for incoming guests, we will endeavour to get your lodge ready earlier and we will text you if this is possible, if we have no guests booked in before you we will allow you to check in early. Please note 21.00hrs is the latest check in time, if you are later than this you must check in the following day from 08.00am unless prior arrangements have been made with the owners. 
  19. We run a strict no smoking or vaping inside or outside the premises policy, you may only smoke or vape outside in the designated area, bins will be provided, please note we grow hay and crops during the summer and a discarded cigarette/fire could cause catastrophic consequences for our crops and animals. Smoking or vaping anywhere other than the designated area will result in immediate termination of occupancy and forfeiture of all payments, this must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of you. 
  20. Pet rules; Unfortunately we cannot take young dogs or puppies that are not house trained, we ask all dogs be vaccinated, free from parasites and fleas before they occupy the property. Failure to do so may incur subsequent charges. Dogs must always stay within the boundary fence . They must only go to the toilet in the designated area and owners must pick up all dog waste and put it in the bin provided. Dogs must not be left in the lodge on their own at any time, if you go out they must go with you. Dogs are not permitted on any of the soft furnishings, this includes the sofa’s and all beds and bedding. Please bring dog towels and dog bedding with you as this is not provided. Please clean your dog if wet or dirty before entering the lodge. Please refrain from bathing your dog in the bath or shower. Any extra cleaning or damage caused by your pet will be at the expense of you. There is a charge for bringing a dog with you, this charge covers the extra cleaning, there is no charge for service dogs, a bed for service/assistance dogs can be provided. If you break the terms of paragraph 18 the owner or their representative may notify you that you have broken these terms and may cancel the booking and ask the holiday makers leave the property before the end of the holiday period without compensation or that they pay an additional charge. 
  21. Wildlife- Tyn shettin lodge is in a beautiful rural area, please therefore expect to see and meet some wildlife including the odd spider, mouse, bird, fly wasp or other creature which may make their way into the lodge unbeknownst to the owner, if this is going to be a problem it would be best not to book. If any of these creatures are encountered do not panic, contact the owner in a calm and reasonable way but only if the creature becomes a serious menace, otherwise just open a window or door and let them out, please try not to kill them. The owner reserves the right to take no action if they do not consider the existence of the wildlife to be a serious threat to health. 
  22. Damage deposit- in making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. The damage deposit is £200, if you cause damage worth more than this amount then we will charge the remainder to your card. The security deposit will be returned within 3 days of the end of your holiday less the cost of damage/breakages. 
  23. Damage to property- please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If in the event you notice damage in your accommodation please let us know immediately so that we can take the appropriate action and rectify the issue. If you do not tell us immediately then we will presume you have caused the damage and will charge accordingly. Your lodge will have been meticulously checked and cleaned before your arrival. If there have been any breakages during your stay we would be grateful if you could advise us before you leave. The accommodation will be inspected at the end of the holiday and you will be charged for any loss or damaged found. 
  24. Stay in designated areas only. Please do not enter the stables or arena unless invited to do so. 
  25. We are an equestrian facility we kindly ask you not to feed or pet the horses, some of them are on special diets and others are drug/blood tested before competing so are limited in the things they can or should eat. Please refrain from reaching through any fences, horses are and can be unpredictable and we would not want you getting injured. Please also keep all dogs on a lead if you think there is any chance they will try to run after the horses or any other animals we have in the fields at the time. 
  26. Please note if you use the log fire the whole unit will become hot and if you touch any part of it you risk getting burnt, there is a fire guard provided that must always be used. You use the fire at your own risk. There are instructions on starting the fire in the guest information book, if you have any issues then please ask and we will help. 
  27. There are low beams throughout the living and in some sleeping areas, please be aware of these and mind your head. 
  28. Please lock all doors and windows when you leave the property unoccupied, although we have very little crime around here it is always better to be safe and secure. 
  29. We make hay from the fields around the lodge in July or august weather permitting so you my hear noise from a tractor for possibly one or two days, we will try to keep the noise down to a minimum and we will also endeavour to do this when the lodge is empty, making hay may also cause a small amount of dust and may affect people with hay fever, we suggest speaking with your doctor before booking. We are also dog friendly so if you have allergies to dogs this may not be the place for you, we cannot accept responsibility for any suffering which may occur as a result of such animal having been present in the property. 
  30. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. 
  31. Please note that in the event that any keys issued are not retuned at the end of your stay, then the cost of replacement will be charged to you at £25 per key. 
  32. The client may in no circumstance re-let or sublet the property, even free of charge. 
  33. The internet connection is available (at no extra cost) subject to technical availability. 
  34. The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub. Any issues arising will be dealt with as soon as practically possible. 
  35. Please bring towels with you if you intend going outside or into the hot tub. Towels are provided in the lodge but must remain inside. 
  36. All inventory must remain in the property, you will find an inventory list in the guest information book. 
  37. Hot tub- please read and abide by the hot tub user/safety guide, this is for your safety and comfort. You will find this on the wall by the hot tub and in the lodge guest information book. 
  38. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking or their guests may impair the enjoyment, comfort or health of others. Liability- The owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, oil, gas, electrical services or exceptional weather. No responsibility is accepted for loss or damage of property, pets, vehicles or vehicle contents belonging to the guest or any member of the party during their occupancy. The maximum liability accepted by the owner will be the total cost of the holiday as paid by the guest to us, no other expenses such as travelling or alternative accommodation will be accepted. 
  39. Children under the age of 18 must always be supervised by their parents/guardians. No one under the age of 18 must stay in the lodge alone at any time. 
  40. Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us or our representative and we will endeavour to put matters right. Any complaints not reported to us or the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor. 
  41. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. 
  42. This property is privately owned and is part of our estate, we expect all guests to have a good time, enjoy the facilities and treat the property with the same respect they would their own house. 
  43. Force majeure- The owner cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather epidemics, acts of any government or public authority or any other event out of our control. 
  44. Ensure all belongings are removed upon vacating the property, no responsibility can be taken for items left behind. If anything is left behind we will obviously do our very best to get it back to you. 
  45. Please read and adhere to our house rules, you will find them in the guest information book. 
  46. Please note that access to one of the bedrooms is via an outside staircase and is separate from the main house.

  48. If you use the gun cabinet a £100 deposit must be paid in cash upon receipt of the keys, once the keys are returned then the cash deposit will be returned 
  49. On day of your departure please leave the lodge in a clean and tidy condition, please load your dishes into the dishwasher and set it running and place your rubbish outside the kitchen door, please report any damage or breakages when handing in your keys. 
  50. Any T&C’s not adhered to could result in forfeiture of your holiday without refund. 
  51. Any dispute, claim or other matter which may arise in relation to your booking will be governed by English law and you agree that any dispute will be dealt with exclusively by the courts of England and wales. 
  52. Your data and details will remain with us and will never be passed on or sold to a third party, if you would like everything we hold deleted after your holiday please advise us in writing and this will be done for you, we may send you special offers and deals from time to time, if you do not wish to receive these again please let us know. 
  53. We can not be held responsible for any damage/loss or theft of personal property nor will we accept liability for personal accidents beyond our control.
